Qualifying Criteria to Rent with Eagle Property Management

At Eagle Property Management it is of utmost importance to us to treat all tenants and potential applicants with behavior adhering to all Local, State, and Federal laws. We do not discriminate and pride ourselves on offering everyone the same opportunities. In correspondence with Fair Housing laws, will not deny any person based on the following traits: sexual preferences, gender, age, ethnicity, skin color, religious beliefs, handicaps or disabilities, marriage status, or any other factors.

To show our commitment to this, Eagle Property Management employs a rigid Equal Housing Opportunity Policy for all properties it rents. We are dedicated to treating all current or future tenants with the same amount of respect.

Policy Regarding Pets:

Any property of Eagle Property Management allows animals that are under 50 lbs (higher requires approval), common and well-behaved. There is a limit of two pets per household. Any other exotic or uncommon animals are prohibited without special approval.

Breeds of Dogs Prohibited from Renting:

All dogs on the list below are prohibited with a few exceptions. If the dog is specifically covered with insurance, military working dogs, licensed, or a service animal it may be accepted. The dog must be at least 12 months old.

Prohibited dogs:

Mastiffs, St. Bernards, Great Danes, Wolf hybrids, Alaskan Malamutes, German Shepherds, Rottweilers, Pit Bull Terriers, Bullmastiffs, Chows, Huskies, Dobermans, Staffordshire Terriers, American Bulldogs, Shar Peis, Akitas, Presa Canarios, Dalmations, and any Mixed breed containing one or more breeds in this list.

Pet Dues:

Pet rent is $25/month per pet.
Upon deposit, an additional $300 is required per pet. This is a non-refundable cleaning fee.

All payments are required within 24 hours of application approval.

The following criteria determines if you qualify to rent with Eagle Property Management:

  • Monthly Income: To meet this criteria, applicants must prove household income is 3 times the value of monthly rent through one of the following: last three months of bank statements, past 60 days of paychecks, and for self-employed applicants a tax return from the prior year and six months of bank statements.Exceptions can be made for this requirement through use of a lease guaranty. The guarantor must pass all other criteria and meet with the manager before a lease can be signed. Additionally, the guarantor cannot be indebted to any other property owner.
  • Employment History: To qualify, applicants must have six recent months of verifiable employment. An exception can be made for applicants with newer jobs if their previous job history can be verified.
  • Criminal Background: Without exception, we will not approve any applicants with a history of physical or sexual crimes to others. On a rare basis, we can consider felony convictions older than 10 years if no other crime has been committed.
  • Rental Background: We will check the last two years of rental history.
  • Credit History: For all applicants over the age of 18, we will request a credit report.
  • Pet Status: We require pictures of each pet you will house in the property.
  • ID: Applicants must have a valid, government issued ID to rent from us.
  • Payment Upon Approval: Should Eagle Property Management approve an application, applicants have 24 hours from that moment to give the security deposit, pro-rated first month of rent, and sign the lease.

Through submission of applying for an Eagle Property Management property, I am signifying that I have read and fully understand the criteria required to qualify as a renter. I will not receive a refund for the application or any fees required to process it if I am denied. I also understand that falsifying or failing to omit any information on my rental application will cause me to lose any fees or money I have put into this process.
